VACATION RENTAL/LEASE POLICIES TERMS OVER 31 DAYS

The Property Owner and /or Agent and the Applicant confirm that in connection with the transaction contemplated by this Application, the Agent/Leasing Company and its agents are acting on behalf of the Property Owner as Property Owner’s Agent.

THE FOLLOWING POLICIES ARE ESTABLISHED TO ENSURE THAT ALL PROSPECTIVE APPLICANTS FOR A PROPERTY PROCESSED BY COLDWELL BANKER REGIONAL PROPERTY MANAGEMENT WILL BE TREATED EQUALLY.

Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. Only one application will be processed at a time and applications will be processed in the order received.

APPLICANTS

  • Each person 18 years of age or older must complete and sign an application.
  • To be processed and considered, a $30.00 non-refundable processing fee must accompany all applications. If your application is not processed, this $30.00 processing fee will be refunded.
  • The applications will not be considered with missing or false information.

PROCESSING FEES

  • $30.00 Processing Fee, to be paid by money order, cashier’s check or credit card with a convenience fee. (ask for credit card authorization form) Cash or personal checks will not be accepted.
  • Photo ID must be provided with the application. (Drivers License, Military ID or Passport)

CREDIT CRITERIA

  • Coldwell Banker Property Management will obtain a credit report for each applicant and co-signer. Reports supplied by applicants will not be accepted.

INCOME CRITERIA

  • Applicant’s gross monthly income must be two times the amount of the monthly rent.
  • Income will be verified from your 2 (two) most recent pay stubs.
  • Self-employed, you will need to submit a copy of your last 2 (two) years of income tax returns and 3 months of bank statements.
